Inventory Report
Prepared by our team of qualified Inventory Clerks, the inventory provides a description, state and condition of the fixtures and fittings of the property together with a schedule of the condition of the décor, flooring, windows, bathrooms and kitchen together with a description and schedule of condition of the gardens and garage where applicable.

Check-In
Just Inventories offers a check in service to check tenants into the property at the beginning of a tenancy with a viable and non-biased inventory report. The inventory clerk will go through the inventory report with the tenant and note down any amendments or areas of concern the tenant may have.
A list of keys will be checked and agreed upon with the tenant, meter readings confirmed and two copies of the inventory will be signed and checked by the tenant, whereby one will be sent back to the agent or landlord, the other retained by the tenant. Just Inventories will also retain a master copy.
Our inventory clerks will also inform the tenant of their obligations with regard to the check-out procedure.
Mid- term Reports
Mid-term reports are a summary of the condition and cleanliness of a property during a tenants lease. This usually occurs midway through their tenancy lease. It is attended by the tenant and the Inventory clerk at an appointed time. This report will inform the landlord of any problems with the property and any repairs that need to be done.
Check-Out
Just Inventories provide a check out report, which after visiting the vacant property to compare the original inventory and check in report with the present condition, and report our findings. It is important for the tenant to attend the check out to agree any discrepancies or variations to the original inventory such as cleaning deficiencies, damage/breakage, missing or additional items, excessive wear, and condition of gardens. Should the tenant not attend the check out; then the inventory clerk's assessment is final.
The landlord or agent should provide us with any information as to any work that was carried out during the tenancy either by the tenant or landlord, and if items were added or removed by the landlord and also any property maintenance problems such as leaks had occurred.
All this will be taken into account when compiling the check out report. The check out report will include advice on who is responsible for any damage or discrepancies and any action required.
Meter readings will be noted as well as tenant's forwarding address if the tenant is present at the check out.
We always take into account 'Fair wear and Tear' when conducting our Check Out reports.
